Athens is the cheapest and the sunniest of our three capitals, and the only one where, on a Friday evening, you can step onto a ferry and wake up the next morning on an island in the Cyclades.
It is also a city people underestimate until they live in it.
Athens is not an inland city. The Athenian Riviera begins at the last tram stop, and the port of Piraeus is about thirty minutes from the centre by metro.
The tram leaves Syntagma and runs down the coast: Faliro, Alimos, Glyfada, Voula. Organised beaches at €8.50, bars at the water's edge, marinas. Six Blue Flag beaches on this stretch of coast alone.
A thermal lake fed by geothermal springs at the foot of a cliff, between 21°C and 29°C all year round. A Natura 2000 site. Around it, some of the finest beaches in Attica.
The metro drops you at the port, and the terminal for the Saronic Gulf islands is a five minute walk away. Aegina in forty minutes by fast boat, with up to twenty crossings a day in summer. Then Hydra, Poros and Spetses.
Opened on 20 July 2026 on the site of the old airport: 287,000 m², a certified athletics track, football, tennis and basketball courts. Entry is completely free.
The ferry terminal for the Saronic Gulf is a five minute walk from Piraeus station. Aegina in 40 minutes, Hydra in an hour, Syros in two.
Voula, Vouliagmeni, Glyfada. Greece has 624 Blue Flag beaches, second in the world.

Some roles in Greece can be worked remotely, from within Greece. The four islands below live all twelve months of the year, where most of the others close from November to March. The connection has to be stable: we check your setup with you before you go.
The one Greek island that lives without tourism. Heraklion and Chania are real cities, with hospitals, universities, coworking spaces and three airports open all year.
The administrative centre of the Dodecanese, and busy out of season because of it. Rhodes town already has its remote working community, with its regular meet-ups.
The old town stays alive in winter, restaurants and services open, and there is an international airport. And this is the Ionian Sea, greener and gentler than the Aegean.
Ermoupoli is the administrative capital of the Cyclades: a neoclassical town that runs all year, with direct flights to Athens in every season.
A tax bonus: since 1 January 2026, twenty-four islands in the North Aegean and the Dodecanese with fewer than 20,000 residents have had a 30% VAT reduction. The main rate there goes from 24% to 17%.
Across June, July and August, Athens records 1,040 hours of sunshine and seven days of rain. In January the average high is 13.3°C, double that of Brussels and ten degrees above Berlin. About 400 millimetres of rain fall a year, against 850 in Amsterdam.

And more than 95% of Greek bathing waters are rated "excellent" by the European Environment Agency, against a European average of 85%.
Athens is further away than Lisbon or Porto, but it is served by all the major airlines and by the low cost carriers from very nearly every European capital.

A former working class district that became one of the most sought after postcodes in the city after the Acropolis Museum opened. Tree lined pedestrian streets, a café bar culture, and the historic centre on foot.

🚇 Evangelismos or SyntagmaA working class district gentrified in the 1990s that kept its identity: old school tavernas, cocktail bars, a 1930s cinema, and the feel of a village in the middle of the city.
🚇 Metro L1 · 2 stops from MonastirakiThe most multicultural part of Athens: 50,000 residents, a pedestrian boulevard and a modernist 1935 market hall brought back to life. Nearly 30% cheaper than Koukaki, and the best value in the city.
🚇 Victoria (L1) · 2 stops from MonastirakiIt turned in 2010 with the opening of the Onassis cultural centre, then the national museum of contemporary art in 2020. A rare density of culture, without the tourist premium.
🚇 Metro L2 · 3 stops from Syntagma, no changeGazi and Kerameikos are excellent for going out and questionable for living in: the city's own official guide describes them as a night out destination rather than a residential neighbourhood.
Hydra, an hour away by ferry, has banned cars and motorbikes since 1956. You get around on foot, by donkey or by water taxi. Five hundred donkeys and mules still work there.
The port of Salamina, fifteen minutes across the water, handles thirteen million passengers a year. It is the second busiest passenger port in Europe.
Lake Vouliagmeni holds a thermal spring, an underwater cave and a species of fish that cleans your skin. It is less than an hour from the city centre.
